Planned Redensification
Due to the existing potential of the property, the history of the residential complex and the existing urban situation of the neighborhood, the owners intend to redensify the property horizontally in order to return the old urban appearance to the ensemble. All objects in the immediate vicinity show an eaves height of approx. 16.50 m, including the buildings in the line of the intended new building in the north.
The underground parking garage gives way to a park-like, multifunctional recreational facility. Sealed areas are returned to the neighborhood. The GRZ will be reduced by approx. 30%. The new building consists of a basement, first floor, four upper floors and a staggered floor. The roof will be a green roof and will be accessible to all users of the new building.
Ecological Concept
As a further ecological measure, vertical wall or facade greenery will be installed on the inner courtyard walls. Natural moisture regulation and ecological compensation areas increase the residential value of the overall complex. The majority of the ground surfaces of the inner courtyards consist of a vegetation area with ground connection. Areas capable of infiltration are provided.
