Planned Redensification
Based on the existing potential of the property and the existing urban development situation of the neighborhood, the owners intend to add one full floor and one stacked floor to the building block. The other two buildings will each be raised by a stacked storey. The required distance areas will be complied with. The new apartments will be accessed via an arcade on the inner courtyard side, which will connect the staircases. The organization of the apartments is designed as a two-storey development. The staggered floor will be provided with three residential units, which will be accessed via two staircases. The other staggered floor will also be provided with three residential units. Family-friendly and residential elevator systems for the buildings will contribute to the accessibility of the new floors, as well as the existing apartments. The outbuildings and parking lots that currently seal the courtyard will be deconstructed and returned to the open space as an ecological area.
Ecological Concept
Roofs will receive extensive green roofs. Sealed areas in the courtyard will be unsealed. The property has a high-quality overall ecological concept (BFF value = 0.612). Natural moisture regulation and ecological compensation areas increase the residential value of the overall facility. A user-friendly increase in the quality of the inner courtyard takes place. The majority of the ground areas consist of a vegetation area with ground connection. Areas capable of infiltration are provided.
